Microsoft to lease 4L sq ft in Salapuria’s Hyderabad project

Microsoft has signed a lease deal with the Salarpuria Sattva group for 4,00,000 sq ft office space in the property developer’s upcoming Knowledge City in Hyderabad, three people aware of the development said. 

Microsoft will occupy 2 lakh sq ft by next year in the first phase with an option to add another 2 lakh sq ft, they said. 

They could not share financial details of the deal. Knowledge City commands rental of Rs. 65-75 per sq ft, one of the sources said. “The property will be operational by next year,” the person added. 

A Salarpuria Sattva spokesperson declined comment. 

A Microsoft spokesperson, without confirming the Hyderabad deal, said, “Microsoft workspaces have evolved over the years to seamlessly integrate people, places and technology while reflecting the company’s values. With over 9,000 employees across Microsoft India, the idea is to increase collaboration, creativity and productivity.” 

Microsoft has significant presence in Bengaluru and Hyderabad, and is looking for more office space as part of chief executive Satya Nadella's plan to tap the local market and its engineering talent. 

In 2017, it had leased 8,50,000 sq ft office space in Outer Ring Road, Bengaluru with Prestige Ferns Galaxy. “Microsoft will have over 4,000 personnel in the country engaged in the development of cutting-edge technologies,” said one of the persons cited earlier. As a part of the strategy, the company has merged many of its India operations, the person said. 

About half of Microsoft’s 9,000 employees in the country work out of its campus in Hyderabad, the software major’s second biggest after its Redmond headquarters. 

It is also setting up a 54-acre campus in Gachibowli in Hyderabad. 

Knowledge City by Salarpuria Sattva is one of the biggest projects coming up in Hyderabad’s HITEC City.
