Arvind Smartspaces Eyes Major Bengaluru Expansion with ₹500 Cr Investment.

Arvind Smartspaces, the real estate arm of textile conglomerate Arvind Ltd, is set to significantly ramp up its focus on the Bengaluru market, earmarking 50 percent of its proposed ₹1,000 crore capital expenditure for the financial year 2026 for projects in the tech hub. This strategic shift will see Bengaluru receive a substantially larger share of investment compared to Ahmedabad and Mumbai.

Kamal Singal, MD and CEO of Arvind Smartspaces, elaborated on the company's investment strategy, stating, "We will be investing a little heavier in vertical projects as it gives a little more stability to the numbers and execution, etc. That essentially means that our investments in Bengaluru will go up."

Out of the total ₹1,000 crore capex, ₹500 crore will be specifically diverted to Bengaluru, while Ahmedabad and Mumbai will each receive ₹250 crore for new projects. Singal explained the new investment ratio would likely be "more like a 2:1:1 for Bengaluru, Ahmedabad, and Mumbai." The company plans to raise this capital expenditure through an equal mix of debt, equity, and internal accruals.

The increased focus on Bengaluru comes as the city proved to be a strong performer for the company in the last fiscal year. During FY25, Arvind Smartspaces recorded annual sales bookings of ₹1,271 crore, marking a robust 15 percent growth. Notably, Bengaluru contributed a significant 37 percent to these annual bookings, underscoring its importance in the company's growth trajectory. This strategic allocation reflects Arvind Smartspaces' confidence in Bengaluru's real estate market, particularly in vertical residential projects.
