Delhi NCR-based Nimbus Group to invest ₹1,100 cr in stalled luxury project.

Delhi NCR-based realty firm Nimbus Group has announced a major investment of ₹1,100 crore to revive the long-stalled luxury residential project, Arista Luxe Phase II, in Sector 168, Noida. The project, originally launched by Sunworld Residency in 2011-12, has now received formal approval under the Legacy Stalled Projects Scheme from the Noida Authority.

As part of a joint development agreement, Nimbus Group is stepping in as a co-developer. According to Bipin Agarwal, Chairman and Managing Director of Nimbus Group, the goal is to "restore buyer confidence and fulfill long-pending commitments."

Project Details and Financials

The entire project is spread across 10 acres, with 600 units in the first phase already delivered to customers. This new investment will focus on the remaining 4-acre parcel, where Nimbus plans to complete four towers containing 342 luxury apartments by 2029.

The units will be priced between ₹4 to 6 crore, with the company launching the project at ₹16,000 to ₹18,000 per square foot. The ₹1,100 crore investment will be funded through a mix of internal accruals and institutional financing, with all funds dedicated exclusively to construction. This also includes clearing dues with the Noida Development Authority and paying a portion of the land cost to Sunworld.

Strategic Location and Market Potential

Agarwal described Sector 168 as a "high-potential micro-market" and sees this revival as a part of a larger mission to bring momentum back to the NCR’s real estate landscape. The location offers excellent connectivity via the Noida-Greater Noida Expressway and will have easy access to the upcoming Noida International Airport and an expanding metro network.

In a regulatory filing, the company added, “Its prime central location ensures high accrual potential, making it attractive to both end-users and investors.”
