Work on KHB's Suryanagar Phase IV Will Start in December.

The Karnataka Housing Board (KHB) is set to start work on its biggest layout, Suryanagar IV Phase, in December. The ambitious project aims to distribute about 25,000 sites and 50,000 flats in Anekal on Bengaluru’s outskirts. Tenders for taking up civil works for the development of the layout will be invited soon, KHB sources told Express. KHB is going vertical in a big way considering the land crunch in Bengaluru. The layout will comprise a mix of sites and apartment blocks, a significant share of which will be reserved for the economically-weaker sections. Water for the layout is proposed to be drawn from Shimsha river at an estimated cost of Rs. 450 crore. KHB will soon pay Rs 32 crore to BWSSB as initial payment for the project, KHB chairman Nanjayyanamutt told Express.

The layout will have sites of 20 X 30 ft and single bedroom apartments that will be provided to economically-backward families at a concession rate. However, KHB is yet to fix the rate. The preliminary notification for acquisition of 1,900 acres was issued in November 2013 and the final notification in March 2015. The project is expected to take about three years for completion.

With Bengaluru Development Authority (BDA) failing to develop even a single layout in the past 10 years due to hurdles in land acquisition and denotification controversies, KHB is anticipating a huge demand for its sites and apartments. “We will price the sites and apartments reasonably as KHB prefers to work on a ‘no-profit, no-loss’ principle,” Nanjayyanamutt said.
