Juniper Hotels Strengthens Presence in India’s Capital.

Juniper Hotels Limited has been awarded the license rights to a prime 2.52-acre land parcel in Sector 23, Dwarka, by the Delhi Development Authority (DDA), following its successful bid. The Letter of Award (LoA) was officially received on March 2, 2026.

The site, located near Yashobhoomi – India’s International Convention and Expo Centre – and Delhi International Airport, is earmarked for the development and operation of a 5-Star luxury hotel. This move marks a strategic expansion for Juniper in the National Capital Region (NCR), reinforcing its focus on asset ownership and large-format hospitality projects in key metropolitan markets.

Juniper currently operates Andaz Delhi in the Aerocity cluster, featuring 401 rooms and 129 serviced apartments under the Hyatt Delhi Residences brand. The property has consistently led its competitive set in Average Room Rate (ARR) growth, driven by strong business travel and rising MICE (Meetings, Incentives, Conferences, and Exhibitions) activities alongside increasing foreign tourist arrivals. With limited scope for expansion at Aerocity, the Dwarka project represents a natural next phase for growth in the NCR.

The company also owns the Grand Hyatt Mumbai Hotel and Residences, with 547 rooms and 120 serviced apartments, and last year acquired a 235-room property at Bangalore International Airport. The Dwarka hotel is expected to open in Q1 of FY27, with an additional 270 rooms planned for FY29. The new development will feature approximately 500 keys, F&B outlets, banqueting facilities, and select commercial spaces, bringing Juniper’s total inventory in NCR to over 1,000 keys.

Commenting on the project, Mr. Arun Saraf, Chairman & Managing Director of Juniper Hotels Limited, said, “This project represents a significant milestone in our strategic roadmap and further strengthens our presence in the NCR. Leveraging our disciplined asset selection and expertise in developing greenfield assets, we are confident this hotel will create value for our stakeholders. As India’s luxury and business travel demand continues to grow, Juniper Hotels is well-positioned to capitalize on these opportunities.”

The Dwarka development aligns with Juniper’s strategic focus on large-scale “big box” hotels in high-demand urban corridors, underlining the company’s commitment to expanding its footprint across India’s metropolitan markets.
