L&T South City to launch Eden Park at Siruseri
Chennai: L&T South City Projects Ltd is launching a 100-acre integrated township Eden Park to the south of Chennai.
L&T South City, a joint venture between L&T Urban Infrastructure Ltd, Dinesh Ranka & Associates and Pragnya Trustee and Investment Management company, is setting up the township off Old Mahabalipuram Road at Siruseri with 656 apartments spread over 14 acres in the first phase. The township will also have a school, healthcare facilities, shopping mall and essential services.
Mr S. Hariharan, General Manager (Urban and Infrastructure and Utilities), Larsen & Toubro Ltd, said that a distinctive feature of the township would be the ‘villapartment’ concept – apartment units with three-sided ventilation where residents do not share a common wall with their neighbours.
The two and three-bedroom apartments of 1,280-1,980 sq ft will be distributed over eight blocks of 14-storey towers with two basements. The entire construction will be of concrete without bricks or plastering. This means the walls will be thinner, enabling a larger carpet area, he said.
Eden Park, to be launched on Friday, when the pricing will be announced, will target high networth individuals, corporates, NRIs and IT professionals. HOK Planning Group, a US-based design consultant is developing the master layout and the Bangalore-based A.N. Prakash Construction Project Management Consultants Pvt Ltd, the project management.
L&T Urban Infrastructure Ltd, a subsidiary of L&T, holds a 51 per cent stake in the joint venture with the other two partners holding 24.5 per cent each. Pragnya is a Mauritius-based private equity fund.
