Marathon Nextgen Realty, Adani Realty Announce One of Mumbai’s Largest Commercial Projects.

Marathon Nextgen Realty Limited (MNRL) has announced the launch of Monte South Commercial, a landmark office and retail development in Byculla, Mumbai, in joint venture with Adani Realty. Encompassing around 1.2 million sq. ft. of built-up area and carrying an estimated Gross Development Value (GDV) of ₹3,400 crore, the project represents a major addition to Marathon’s commercial portfolio in South Mumbai.

Part of the larger Monte South campus, the development integrates residential and commercial components into a single mixed-use ecosystem. The residential segment includes four towers rising over 64 storeys, offering a total saleable carpet area of more than 1.6 million sq. ft. Tower A has received the Occupation Certificate, Tower B has topped out in RCC, while Tower C has reached the 12th slab; Tower D is yet to be launched. The project promotes a live-work lifestyle, supporting the walk-to-work culture in Mumbai’s urban core.

Monte South Commercial will feature Grade-A offices, premium retail spaces, and modern amenities with efficient floor plates and sustainable design. Strategically located in Byculla, it aims to redefine business infrastructure in South Mumbai.

Building on the success of its Marathon Futurex project in Lower Parel, the company said Monte South Commercial reflects its commitment to creating high-performance, future-ready commercial spaces.
