Sameera Group to Develop 230-Acre Integrated Township on GST Road, Chengalpattu.

Chennai-based Sameera Lands & Constructions is set to develop a 230-acre integrated township on GST Road in Mamandur, Chengalpattu district, with an investment of ₹1,500 crore to ₹2,000 crore. The project, located near the Pepsico factory and actor Vijaykanth’s Andal Alagar College of Engineering, is poised to be one of the largest developments in the region.

Strategic Location & Connectivity

The township, named Sameera Universe, aims to redefine urban living and economic growth in Chengalpattu. Its strategic location offers seamless access to Chennai, its outskirts, and key industrial hubs such as Mahindra World City (53 km away) and Hiranandani Parks, Oragadam (43 km away). Connectivity will be further enhanced by the upcoming Tambaram-Chengalpattu metro line, proximity to Chennai International Airport, the Chennai-Bengaluru Industrial Corridor, and the Kilambakkam bus terminus, making it a prime investment destination.

Project Breakdown

• 150 acres will be dedicated to residential plots, luxury villas, and themed living spaces with modern amenities.


• 80 acres are allocated for commercial and industrial development, supporting IT/ITES offices, R&D centers, manufacturing units, and electric vehicle (EV) assembly facilities.


• The project will also feature dedicated zones for academic institutions and innovation centers to foster learning and research.
