Chennai's Skyline Transformed with Over 40 High-Rise Projects Under Development.
Chennai, traditionally known for its low-rise residential landscape, is undergoing a significant transformation with a surge in high-rise developments. The city, which has seen several buildings with around 30 floors, is now witnessing towers soaring above 40 floors as part of a broader trend of verticalization.
Notable projects include Brigade’s Perambur development, which will feature five towers, including one reaching 49 floors, and its Altius project at Sholinganallur, with a 47-floor tower. Additionally, SPR Towers in Perambur will comprise 45-floor buildings, according to industry sources.
This shift is driven by recent changes in Floor Space Index (FSI) regulations under TNCDBR 2019, which have enabled more high-rise constructions across the city.
Chennai currently produces between 22,000 and 23,000 new dwelling units annually, a figure that pales in comparison to other major cities like Hyderabad and Bengaluru, which generate around 80,000 units each year, while Mumbai aims for 1.25 lakh units. Despite this gap, the demand for housing in Chennai continues to grow, highlighting the need to address housing shortages and escalating living costs as the city's population expands.
