Hosur Airport Approval Set to Ignite Land Prices by 40%, Fueling EV, Warehousing, and Housing Boom.
The industrial town of Hosur is set to undergo a major transformation following the finalisation of a greenfield airport site in Tamil Nadu's Krishnagiri district. The new airport, located between Berigai and Bagalur, will be a significant catalyst for growth in the real estate, logistics, and residential sectors, capitalising on Hosur's established base in EV and electronics manufacturing.
The announcement marks a key milestone for Hosur, which has long served as an industrial hub for Bengaluru. The airport's strategic location, just 8km from Attibele and positioned along the Satellite Town Ring Road (STRR) corridor, is expected to attract substantial new investment.
Real estate prices already surging
Speculative buying has already led to a sharp increase in land prices in anticipation of the airport's formal clearance. According to data from ANAROCK, land prices in the areas of Berigai, Bagalur, and Attibele currently range from ₹1,500 to ₹3,500 per square foot and could jump by 25–40% over the next two to three
years.
"Hosur could emerge as a logistics and warehousing corridor," noted Sanjay Chugh, City Head – Chennai, ANAROCK Group. He added that land values are expected to appreciate along industrial estates and national highway stretches, as the town is strategically placed at the intersection of Tamil Nadu, Karnataka, and Andhra Pradesh.

The project is poised to supercharge Hosur's economic prospects. As a prominent centre for EV and electronics manufacturing, Hosur stands to benefit significantly from enhanced connectivity. Improved air connectivity will strengthen its appeal as a logistics and warehousing hub, attracting more businesses and further solidifying its industrial base.
With the site for the greenfield airport now finalised, stakeholders are anticipating the next steps, including formal clearance and subsequent development, which are expected to reshape the economic landscape of the region.
