Transit oriented development projects likely to be implemented in Chennai.

Transit oriented development in the city is set to improve with a number of civic project proposals by the Chennai Corporation and an offer of higher Floor Space Index for buildings along more public transit corridors.

Following an initiative on transit oriented development by the Union Urban Development Ministry, officials from civic agencies such as Chennai Corporation and planners from Chennai Metropolitan Development Authority will visit New Delhi for a workshop on Tuesday.

Transit oriented development is expected to minimise travel time, promote use of public transport, reduce congestion, creating work places near residential areas, creating public amenities within walking distance.“Two small initiatives have already been implemented in the form of policy and rules. One is the higher FSI for low income homes along MRTS stretch. The other is the government order for development of commercial space in Taramani, Perungudi, and Velachery MRTS stations,” said an official of CMDA.

The project is yet to take off owing to minor teething troubles. The Chennai Corporation has also initiated a number of projects to promote transit oriented development. The development of pedestrian facilities along bus routes near suburban stations has already started. But most of the 471 bus route roads are yet to get designed footpaths.

Proposals for civic infrastructure offering connectivity between bus stands and railway stations such as Mambalam and George Town are expected to be implemented by the civic body shortly.

“Civic officials will learn various aspects of transit oriented development. More proposals will be implemented shortly,” said an official.

“The existing master plan does not permit transit oriented development,” said an official. A study on such aspects is also expected to be completed soon. Permission for higher FSI along the Metro Rail corridors would be given after a study by CMDA. “The study started 18 months ago. It is in the final stages,” said an official.

Transit Oriented Development policy in cities such as Delhi has started focussing on increasing safety, especially to women and children using public transport.

“Revised setback norms, proposal to dispense with boundary walls, designing buildings with active frontages are likely to be suggested to provide eyes on the street,” said an official.
