Mumbai is set to witness one of its largest urban renewal projects with the Jijamata Nagar Redevelopment Project in Worli. Valor Estate Limited (formerly D B Realty Limited), through its wholly-owned subsidiary, has partnered with Prestige Estates Projects Limited to undertake this ambitious slum redevelopment, holding a 50% economic interest in the venture.
The project, located on approximately 70,000 square meters of Municipal Corporation of Greater Mumbai (MCGM) land at Dr. E. Moses Road, Lower Parel Division, aims to rehabilitate around 4,029 residential and commercial structures and their occupants. So far, 3,661 families have already vacated their premises and have been provided with transit accommodation or rent.
A portion of the project land is earmarked for the crucial Stage-II of the Mumbai Sewerage Disposal Project at the Love Grove Sewage Pumping Works, highlighting the public importance of this development.
In a significant step forward, demolition orders have been issued for the remaining structures. Following this, the Bombay High Court has accepted consent terms requiring the remaining occupants to vacate their premises within 21 days from June 4, 2025. This means all remaining structures are expected to be vacated by June 25, 2025.
Once the eviction process is complete, the site will pave the way for "The Prestige Place," a world-class mixed-use development. Designed by the renowned Skidmore, Owings & Merrill LLP (SOM), known for iconic structures like the Burj Khalifa, this project boasts a planned sale FSI in excess of 4 million sq. ft. It is slated to be among the largest true mixed-use and urban renewal projects in South Mumbai, incorporating in-situ rehabilitation for over 4,000 families with a design focused on global best practices in urban planning and sustainability.
